This policy explains how GreenMars Real Estate Services (“we”, “us”) handles information collected through stroudwatercommons.com.

Information you give us

When you use the Request Information form, we collect your first and last name, email address, and, if you choose to give them, your phone number, preferred way to be contacted, home preference and questions. We save it in our inquiry system and send it to our sales team by email, using an email delivery provider (Resend). We use it to answer your inquiry and follow up about Stroudwater Commons. If you have allowed activity tracking (below), your earlier browsing on this site is linked to your inquiry.

The reservation form is provided by HubSpot. Information you submit there is collected and stored by HubSpot for us, under HubSpot’s privacy policy.

Information collected automatically

Apart from the optional activity tracking described below, this website does not use analytics or advertising cookies. Like most websites, our hosting provider (Vercel) processes standard technical information, such as your IP address, browser type and the pages you request, to deliver the site and keep it secure.

We also use Vercel Web Analytics to count visits and page views across the site as a whole. It does not use cookies and does not identify you: it records the page you visit, the website that referred you, your country, and your browser, operating system and device type, and it counts visitors using a daily-changing hash of the request rather than a stored identifier. We use these totals to understand how the site is used.

Some pages include content from other services: the reservation form (HubSpot) and a video (YouTube, in privacy-enhanced mode). Those services may set their own cookies or collect information when their content loads, under their own privacy policies.

Optional activity tracking

When you first visit, we ask whether we may record how you use this site. Nothing is recorded unless you choose “Allow activity tracking.”

If you allow it, we give your browser a random identifier, stored in a cookie, and record your visits, the pages you view, the labels of buttons and links you select, campaign tags in the link you arrived from, the website that referred you (its name only, not the full address), a general device category (phone, tablet or computer) and an estimate of your active time. We do not record what you type, form contents, or recordings of your screen. If you later send us a Request Information inquiry, this history is linked to it so our team understands what you were interested in.

You can change your mind at any time: select “Privacy choices” at the bottom of any page and choose “No thanks.” Tracking stops and the browsing history linked to your browser is deleted. A browser identifier is not a verified identity: shared browsers may combine activity, and different devices or cleared cookies may split it.

How we share information

We do not sell your personal information. We share it only with the service providers that handle it on our behalf (Vercel, which hosts this site and our inquiry system; Neon, which hosts its database; Resend, which delivers inquiry emails; and HubSpot for reservations) and when required by law.

How long we keep it

We keep inquiry information for as long as we need it to respond to you and to keep reasonable sales records, and then delete it. Recorded browsing activity is deleted automatically after 90 days.

Your choices

You can ask us to tell you what information we hold about you, or to correct or delete it, by emailing Stroudwater@wvwre.com. You can also ask us to stop contacting you at any time, and turn activity tracking off using “Privacy choices” at the bottom of any page.

Children

This website is not directed to children under 13, and we do not knowingly collect information from them.

Our site links to other websites, such as news articles and social media. We are not responsible for how those sites handle your information.

Changes to this policy

If we change this policy, we will post the new version here and update the date above.
